UNCARING OR UNTHINKING?
Even though all trash chutes clearly indicate that boxes (collapsed,folded or etc) should not be placed in them; some individual forced IKEA boxes into a chute. The result was a jammed compactor and a chute backed-up to the first floor. Please remember that there is a compactor at the bottom of the chute and it has limitations. An out-of-service compactor/chute system can be a great incovenience to all.

Temple Lofts HOA Board Meeting
The next HOA Board Meeting will be held in the Community Center on Tuesday, February 15th at 7PM. Please see the Notice posted on the bulletin board and between the elevators on each floor. We hope you will all come.

Historical Photos Donated
The Board wishes to express its sincere thanks to Scott Dewees, a Los Angeles film location scout, for his recent donation of photos to the Community. The photos capture a sad period in the history of the Temple building - after its use by the Masons and before its development into the Temple Lofts. These photos will be added to others we have accumulated; and, we hope in the near future a selection will be made for wall mounting and other displays. The Board would welcome an owner or resident to lead such a project.

Lenders Give Delinquent HOA Dues Accounts More Scrutiny
In the midst of historic national foreclosures and "short sales", lenders have increased their requirements for buyers and properties. One of the areas of this increased scrutiny for "condo" communities is the percentage of delinquent HOA dues accounts. Lenders will not fund loans where the percentage of such accounts over 30 days is in excess of 15% (83units x 15%= 12 delinquencies for our Community). And there appears to be no requirement for the amount of the delinquency. Consequently, a late fee of $10 more than 30 days delinquent counts towards the allowable 15%. If your payment of monthly dues will not be received by the 15th please add the $10 late fee to your check. It may help a buyer get his loan funded and the ability to sell is important to increased market values.

Front Door Directory
The Front door directory system is no longer limited to phone numbers with a "562" area code and will now accept all other US area codes. If you would like to change your phone number or add an additional person into the entry sytem go to the "Reservations & Appointments" section located within the "Resident's Center" of this website. Thank you to our management for this added convenience!

Maintenance will now clear your clogged drains for free!
The Temple Lofts has now adopted a new policy and will offer a free maintenance service for drain clogs. Please use this website to report a problem. If we are unable to clear the blockage, we will hire and pay for a plumber to do so. The Temple Lofts HOA

FiOS
The Temple Lofts is now wired for FiOS! We will now have another service provider to chose from for cable, internet and phone. Management hopes this will help alleviate the overcrowding of dishes on the rooftops. Go to www.verizon.com/fios for more information.
